These are one contractor-published regional benchmark, not prices offered by this website.

The source includes materials, labor, ordinary tear-off, disposal and permits. The model adds none of those a second time. It does not add an order-waste percentage to an installed-price rate. Complex flashing, major decking repairs, structural alterations and access constraints can change the quote.

A footprint is adjusted for pitch using a simple roof-plane calculation. Actual sloped surface is used directly. This tool cannot measure valleys, additions, overhangs or an irregular roof from living area.

Two homes with the same living area can have quite different roofs. A garage, covered patio, dormers and several intersecting slopes all change the work.

Steep slopes, height and difficult staging affect labor. The calculator cannot see these constraints.

Decking and hidden damage

Soft or deteriorated deck areas need pricing once their extent is known. Review how an allowance or unit price handles additional work.

Transitions and accessories

Chimneys, wall junctions, valleys and ventilation details need specific treatment. Material price alone does not describe a complete replacement.

Model includes ordinary tear-off once. It adds no separate waste percentage or city multiplier.

Repair pricing follows the problem

A roof leak is priced by its cause and repair scope. Replacing a boot, rebuilding a wall transition and repairing damaged decking are different jobs. Start with the repair explanation instead of using a whole-roof square-foot rate for a small defect.
