Coverage starts with the policy and the loss

The insurer evaluates the claim under your policy. Cause of loss, exclusions, deductible and settlement terms all matter. Wear alone and a covered storm loss are different questions; the age of a roof does not decide every claim by itself.

Replacement cost and actual cash value

These categories are an orientation, not a calculation of your claim. Ask the insurer to explain the settlement and any deadlines in the terms that apply to your policy.

Replacement cost coverage

This generally relates payment to replacement cost under the policy terms. Deductibles, limits and the handling of recoverable depreciation can affect what is paid and when.

Actual cash value coverage

This generally accounts for depreciation. That can leave a larger difference between the settlement and the cost of new roofing. The actual policy governs the calculation.

Describe the condition accurately

Keep dates, safe photographs and observations. Separate what you saw at the property from nearby public storm reports or an assumption about the cause.

Separate construction from claim representation

A roofing scope describes the condition and proposed work. Texas does not allow a contractor doing the work to act as the public adjuster on that claim.

Keep the deductible visible

Texas prohibits contractors from offering to waive, rebate or absorb the property policy deductible. Do not treat a “free roof” offer as an ordinary pricing arrangement.

Will insurance cover a 20-year-old roof?

Age alone cannot answer that. The policy may have roof-specific settlement terms or exclusions, and the cause of loss matters. Ask the insurer to explain how the policy applies to the actual roof and reported event.

What should I say to the adjuster?

Give accurate dates, observations and records. Say when something is uncertain. There is no useful script for obtaining a predetermined result, and a storm report is not a substitute for property facts.

Does submitting a roofing request file a claim?
